SUBDIVISION APPLICATION:
Subdivision is defined as the division of a lot, tract, or parcel of land into 2 or more lots, plats, sites, or other divisions of land for the purpose, whether immediate or future, of sale, rent, lease, condominium conveyance or building development. It also includes re-subdivision to adjust an existing lot line.
The Planning Board has historically reviewed and acted upon subdivision applications for over 40 years. The Planning Board has been granted the statutory authority to regulate the subdivision of land pursuant to New Hampshire Statutes, RSA 674:35. The current subdivision regulations have been revised to be consistent with RSA 674:36. Among other factors, the Planning Board has authority to provide against scattered or premature subdivision of land, provide for harmonious development, provide for proper arrangement and coordination of streets, and regulate that land shall be of such character that it can be used for building purposes without danger to health.
The Planning Board administers the subdivision regulations consistent with statutory requirement for public hearings. All applications are presented to the Board and heard at a public hearing that provides abutting property owners and the general public the opportunity to become aware of the subdivision proposal. Various City departments participate in the review of a subdivision application, and provide written comments to the Planning Board. The Board will act to approve, approve with conditions, or deny an application based upon a detailed review of the application.
