SITE PLAN APPLICATION:
A major component of Planning Board activity within Growth Management activities is the review of site plan applications. A site plan may be defined as any multiple family development (greater than 6 units), and commercial and industrial development proposals. The Planning Board is granted authority to review and act on site plan applications pursuant to statutory authority contained in RSA 674:43.
The site plan regulations of the Planning Board establish criteria for determination that a proposed development qualifies for review. The site plan regulations also identify the major issues for consideration by the Board, and establish the review process and criteria for Planning Board action. The New Hampshire statutes provide the guidelines for the site plan review process in RSA 674:44.
All development proposals that are administered by the Planning Board are required to provide notification of the project to abutting property owners. If a project requires action by the Planning Board, a public hearing will be held, at which time the applicant presents the project to the Planning Board. The public hearing also provides an opportunity for abutters, and the general public, to become aware of the proposal. Subsequent to the public hearing, the Planning Board will take an action to approve, approve with conditions, or deny the project.
